How do I battle my home owner’s association?

The home owner’s association aka real estate agents and subdivision owners are not enforcing the bylaws and the subdivision is running down. We want to fight them on not enforcing and why we should pay when nothing promised has been complied with. How do we go about sueing them?

We have an estimate to do the work on the house right at $45,000 and I can probably build the shop with help from my inlaws for about $20,000. I have been told that you need to wait 6 months before you can get a home improvment loan and a contruction loan requires that a contractors does all the work so that would drive up the price of the shop dramaticly. Any other options?
BTW, hoping to find 100% financing and my credit score is right around 700

How low should you bid when buying a home?

My price rang is between $40,000-$60,000, however.. there are 3 houses I’m looking at that are the only ones I like.. they are a bit out of my price range.. but I don’t want to buy a house unless I love it.. and everything $60,000 and under are *ick*.. so.. if $60,000 is on the high end of my price range am I out of my mind looking at $70,000 houses and hoping for a $60,000 bid?
